Detail Reporting System

 

Rating Index reports detail how well an HOA is performing at a point in time. Additionally, they show historic performance up to four years prior. The report gives a general overview of the performance of the HOA as well as performance indicators for the five categories that are scored. These categories are: Administrative, Operating, Physical Characteristics, Reserve, and Visual.

 

Overall Score

The current rating of the HOA is a number between 0 and 1000 where 1000 is a perfect score. HOAs can and do obtain a perfect score while a score of 0 is generally not attainable.

Summary

Putting it all together, the report includes a chart showing each of the categories with the scores over the past five years superimposed on the chart.

Administrative

The Administrative category tracks the organizational paperwork of the HOA. Most HOAs will perform well in this category.

Operating

The Operating category tracks the operational characteristics of the HOA. Most professionally managed HOAs perform well in this category.

Property

The Property category tracks the physical characteristics of the HOA. Several of the metrics in this category are outside the control of the HOA

Reserve

The HOA’s reserves are the single most important factor in scoring an HOA. Even well run HOAs can struggle with maintaining their reserve account.

Visual

The Visual category tracks the look and location of the HOA. The chart below is included in the report:
