Frequently Asked Questions

  1. Why do HOAs need to be rated?

The health of an HOA is varied across HOAs and there’s no real way for laymen to determine how well an HOA is managed. Our systematic rating codifies the health and management of an HOA with a simple number.

  2. What information is required to rate an HOA?

Public, well-known information is required for the formulation of a rating. The Board of Directors and HOA management companies have access to the information required to generate a rating.

  3. Is any of the information required to rate an HOA subjective?

The information used to generate a rating is strictly objective. Opinions are never used to generate a rating.

  4. I’m not happy with our HOA’s rating. Is there anything we can do to improve it?

An HOA can improve its rating by correcting or addressing problematic issues which have resulted in a less than optimal rating. Rating Index can advise an HOA on the steps needed to improve its rating.

  5. What makes your company qualified to rate HOAs?

Collectively, our company has decades of experience managing HOAs and we have spent a considerable amount of time designing a rating system that is fact based and reflective of the health of an HOA.

  6. How long is a rating good for?

A rating is a point-in-time measure of the health of an HOA. When underlying information about the HOA changes, these changes could result in a change in an HOA’s rating.

  7. What does our HOA get for subscribing?

Your subscription entitles you to unlimited access to reports and the ability to update your information as long as your subscription is active.

  8. What entities will have access to the ratings?

Your HOA’s rating is available publicly. Detailed reports are available by purchase to any entity. These reports do not reveal your data, rather they contain a synthesis of the information provided to us in determining the HOA’s rating.

  9. What information is in the report?

The information in our reports consists of five distinct categories: Administrative, Operating, Reserve, Visual and Physical Characteristics. The reports show the relative strength of each category as well as recommendations for improvement.

  10. My HOA is not in your system. How can I get it rated?

If we don’t have the data for your HOA or if your HOA is not rated, simply send us the HOA disclosures and we’ll generate a score and send you a report for free!
